The Orlando, FL real estate market continues to move at a steady pace as buyers and sellers adjust to a more balanced housing environment across Central Florida.
In Ju;y 2026, there were 2,721 homes sold across the Orlando area. While sales decreased slightly from July 2025, home prices dipped slightly from his time last year.

Orlando Housing Market Update
The Orlando housing market remained active in July, with both buyers and sellers continuing to make moves.
Closed sales decreased to 2,721, down 7.32% compared with July of last year. New listings also decreased by 715%, with 3,725 homes entering the market.
Home prices continued to hold steady. The median sales price reached $410,547, a 2% year-over-year increase, while the average sales price climbed to $521,498.
Homes spent an average of 64 days on the market and approximately 73 days before going under contract. With nearly 12,000 homes available, buyers now have more choices and greater negotiating power than they did during the peak seller’s market.
Sellers can still achieve strong results, but accurate pricing, proper preparation, and a focused marketing strategy are critical. Buyers may have more opportunities to negotiate price, closing costs, repairs, and other favorable terms.
