Orlando REALTOR® for Buyers and Sellers
If you’re buying or selling a home in Orlando, there is no single “Orlando market.”
Pricing, inventory, buyer demand and competition can vary significantly depending on the neighborhood, property type, condition and price range.
I’m Eve Metlis with Watson Realty Corp, a third-generation Florida REALTOR® with more than 21 years of experience helping buyers and sellers throughout Orlando and Central Florida.
I work with first-time buyers, move-up buyers, downsizing homeowners, relocating clients, luxury buyers and new construction buyers, as well as homeowners preparing to sell.
Whether you are moving across town or across the country, my approach is the same:
I don’t show up with a sales pitch. I show up with a business plan.

Why Orlando Buyers and Sellers Work With Eve Metlis
Buying and selling require different strategies, but both start with understanding the local market.
For buyers, that means looking beyond the photos and list price.
For sellers, it means understanding what buyers can purchase instead.
I help clients evaluate the details that can affect value and strategy, including:
- Neighborhood and location
- Property condition
- Recent comparable sales
- Active competition
- HOA fees and restrictions
- Roof and major systems
- Insurance considerations
- Days on market
- New construction competition
- Financing
- Offer terms
- Inspection and appraisal issues
- Negotiation through closing
My job is not simply to help you complete a transaction. It is to help you make informed decisions throughout it.
Buying a Home in Orlando
Orlando gives buyers an enormous range of choices.
You may be looking for an established neighborhood, gated community, pool home, townhome, luxury property, new construction or something closer to work, major roads or Central Florida attractions.
Homes that look similar online can have very different ownership costs and long-term considerations.
When I help buyers compare properties, we may look at:
- Location and neighborhood
- HOA and community fees
- Roof and major system ages
- Insurance considerations
- Property condition
- Recent comparable sales
- Competing listings
- New construction alternatives
- Seller motivation
- Financing considerations
- Resale potential
My role is not simply to help you find a house. It is to help you understand what you are buying before you commit to it.

Selling a Home in Orlando
Selling in Orlando today requires more than putting a home in the MLS and waiting for an offer.
Buyers may be comparing your property with other resale homes, extensively updated properties and, depending on the area, new construction.
That makes pricing, condition, presentation and marketing especially important.
I help sellers evaluate:
- Recent comparable sales
- Active competing listings
- Recent price reductions
- Property condition and improvements
- Buyer demand
- Days on market
- Pricing strategy
- Marketing
- Offer terms
- Inspection and appraisal issues
Pricing correctly does not mean giving your home away. It means understanding what buyers can purchase instead and positioning your property accordingly.

Orlando Is Not One Real Estate Market
One of the biggest mistakes buyers and sellers can make is treating Orlando like one uniform housing market.
A home in Dr. Phillips may compete very differently from a property in Lake Nona, MetroWest or East Orlando.
Home age, community amenities, lot size, HOA structure, proximity to new construction and even the type of buyer looking in the area can affect both value and strategy.
That is why I look at the specific neighborhood and competing properties rather than relying only on citywide averages.

I also work with buyers and sellers in Dr. Phillips, Lake Nona, MetroWest, East Orlando, Clermont, Apopka and other communities throughout Central Florida.
New Construction vs. Resale in Orlando
New construction is not automatically more expensive than resale, and resale is not automatically the better value.
Builders may offer closing-cost assistance, rate incentives or stronger pricing on completed inventory homes.
Resale properties may offer established locations, larger lots, mature landscaping, private pools or upgrades that would cost extra in new construction.
The better choice depends on the property, the incentives and your long-term goals.

Frequently Asked Questions About Orlando Real Estate
Do you work with both buyers and sellers in Orlando?
Yes. I work with homeowners preparing to sell as well as first-time buyers, move-up buyers, downsizing buyers, relocating clients, luxury buyers and new construction buyers throughout Orlando and Central Florida.
How do I know what my Orlando home is worth?
I look at recent comparable sales, active competition, pending activity when available, property condition, upgrades, lot characteristics, location and current buyer demand. Online estimates cannot account for all of those details.
Should I buy new construction or resale in Orlando?
There is no universal answer. Builders may offer incentives on inventory homes, while resale properties can offer established locations, larger lots, completed improvements or features that would cost extra in new construction.
What should I do before selling my Orlando home?
Start with pricing, condition and competition. Before spending money on improvements, understand which updates are likely to matter to buyers in your specific neighborhood and price range.
What Orlando areas do you work in?
I work throughout Orlando and Central Florida, including Ocoee, Winter Garden, Windermere, Dr. Phillips, MetroWest, Lake Nona and surrounding communities.
