Selling an Orlando Home From Out of State

You don't have to live in Florida to successfully sell a home in Orlando or Central Florida.

Maybe you relocated before your home sold. Maybe you're managing a former rental property. Maybe you inherited a home from a family member. Or perhaps you simply moved away and decided it's time to sell.

Whatever the reason, selling a property when you live hundreds or thousands of miles away can feel overwhelming.

Who checks on the house?

Who coordinates repairs?

How do buyers get access?

What happens during inspections?

Do you have to fly back for closing?

I'm Eve Metlis with Watson Realty Corp, and I've been helping buyers and sellers throughout Orlando and Central Florida for more than 20 years. I've helped clients through more than 721 home sales representing over $210 million in closed real estate volume.

When you're selling from out of state, your Realtor needs to be more than the person who puts the home in the MLS. You need someone local who can help coordinate what is happening at the property while keeping you informed from wherever you are.

Here's what you should know.

Can You Sell an Orlando Home While Living in Another State?

Yes.

Many parts of a real estate transaction can be handled without the seller physically being in Orlando.

Listing documents, offers and many transaction documents can often be reviewed and signed electronically. Your title or closing company can explain the signing options available for your particular transaction.

The harder part usually isn't the paperwork.

It's managing the property itself.

Someone still needs to help coordinate:

  • Access to the home
  • Preparing the property for sale
  • Photography and marketing
  • Buyer showings
  • Open houses
  • Inspections
  • Appraisals
  • Repair or maintenance issues
  • Vendor access
  • Final walkthrough
  • Closing coordination

That's why choosing the right local Realtor becomes especially important when you aren't nearby.

Start With an Honest Evaluation of the Property

Before deciding what needs to be done, I want to understand the property as it exists today.

Is it vacant?

Tenant occupied?

Furnished?

Does someone local have keys?

Has the property been maintained?

Are the lawn and pool being serviced?

Are there repairs you already know about?

Are personal belongings still inside?

You don't necessarily need to renovate a home before selling it.

Sometimes improvements make financial sense.

Sometimes they don't.

The first step is understanding the home's condition, the competition and what today's buyers are likely to expect at your price point.

From there, we can create a plan.

How Do You Determine the Price When You Don't Live in Orlando?

If you moved away several years ago, the market you remember may be very different from the market today.

Online home-value estimates can be useful as a starting point, but they don't know everything about your property.

I look at:

  • Recent comparable sales
  • Current homes for sale
  • Pending sales
  • Condition
  • Upgrades
  • Lot and location
  • Days on market
  • Recent price reductions
  • Buyer activity
  • Competition within your price range

I'll explain what the numbers show and how I believe your home should be positioned.

If you're still deciding who should represent you, I recommend reading How to Choose the Best Realtor to Sell Your Home in Orlando.

Who Handles Repairs and Vendors When You Live Out of State?

This is one of the biggest concerns I hear from remote sellers.

You may discover that the house needs cleaning, landscaping, repairs, junk removal or other work before it goes on the market.

You shouldn't automatically spend money on every possible improvement.

We first need to decide:

Does this work need to be done?

Will buyers care about it?

Is the likely return worth the cost?

Could the property be sold successfully in its current condition?

When work does make sense, I can help connect you with local service providers and coordinate access to the property when appropriate.

You remain the decision-maker.

My role is to help you understand the options and keep the process moving locally.

What If the Orlando Property Is Vacant?

Vacant homes require extra attention.

Before listing, make sure we know:

  • Who has keys
  • Whether utilities are active
  • Whether the air conditioning is operating
  • Who maintains the lawn
  • Who maintains the pool, if applicable
  • Whether the HOA needs anything
  • Whether there are alarm or gate codes
  • Who can respond if an issue arises

Florida weather also makes property maintenance especially important.

A small leak, HVAC problem or storm-related issue can become much larger if nobody notices it.

If the home will remain vacant during the listing period, we should discuss how it will be monitored and maintained.

You should also contact your insurance provider to discuss any requirements or coverage considerations related to a vacant property.

How Will Buyers See the Home If You're Not There?

You don't need to be present for showings.

Once the property is prepared and listed, qualified buyers can tour the home through the normal showing process.

Depending on the property and marketing plan, I may also use:

  • Professional photography
  • Video
  • Online marketing
  • Social media
  • Open houses
  • Database marketing
  • Direct outreach

Because I work with buyers as well as sellers, I also see firsthand how buyers compare properties, what attracts their attention and what concerns can cause them to move on to another home.

That buyer perspective can be valuable when we're deciding how to present and position your property.

What Happens During the Inspection If You Live Out of State?

You generally don't need to attend the buyer's home inspection.

After the inspection, the buyer may accept the property as-is, request repairs, ask for a credit or take another action depending on the terms of the contract.

If a request comes in, I'll help you review:

  • What the buyer is requesting
  • What the contract requires
  • Estimated costs when appropriate
  • Your negotiating position
  • Your available options

Distance shouldn't mean you're left wondering what is happening.

You should receive the information you need to make the decision from wherever you are.

What About the Appraisal?

If the buyer is obtaining financing, the lender may require an appraisal.

Again, you generally do not need to be physically present.

The appraiser will need access to the property, and your Realtor can help coordinate that access.

If an appraisal issue develops, we'll review the appraisal, contract terms, comparable sales and your available options.

How Do You Review Offers From Another State?

Exactly the same way you should review them if you were sitting in Orlando.

We don't look only at the purchase price.

I help my sellers evaluate terms such as:

  • Financing
  • Down payment
  • Earnest money deposit
  • Inspection period
  • Appraisal terms
  • Financing deadlines
  • Requested seller concessions
  • Closing date
  • Contingencies
  • Buyer's ability to perform

Sometimes the highest offer isn't the strongest offer.

You need to understand both the potential proceeds and the risk attached to the contract.

Do You Have to Come Back to Orlando for Closing?

Not necessarily.

Many sellers complete their closings remotely.

Your title or closing company will determine the exact signing requirements for your transaction and explain which documents can be handled electronically and whether any documents require notarization or another form of verification.

Don't assume you need to purchase a plane ticket just because you're selling a Florida property.

We can discuss the closing process early so you know what to expect.

What If You Inherited the Orlando Property?

Out-of-state ownership is especially common with inherited homes.

You may be dealing with:

  • Probate
  • Multiple heirs
  • Personal belongings
  • Deferred maintenance
  • An older or vacant property
  • Estate-sale decisions
  • Cleanout
  • Repairs
  • Title questions

Before listing an inherited property, we need to understand who legally has authority to sell and whether any probate or estate issues need to be resolved.

Your attorney and title professionals can advise you on the legal aspects. I can help with the real estate side, including evaluating the property, preparing it for market, coordinating local services when needed and developing the selling strategy.

What If You Are Selling in Orlando and Buying Somewhere Else?

Sometimes an out-of-state sale is only one piece of a larger move.

If you're also purchasing a home, timing matters.

You may need to think about:

  • Whether you need the Orlando sale proceeds for your next purchase
  • Your preferred closing dates
  • Financing
  • Temporary housing
  • Whether the purchase depends on your current home selling

I work with both buyers and sellers throughout Central Florida. If your next purchase is outside my market, I can also help you think through the timing and coordination questions you should discuss with the Realtor representing you there.

Choosing a Realtor When You're Selling From Out of State

When you're not local, communication becomes even more important.

Ask the Realtor:

How will you keep me updated?

Who will check on the property?

How will vendors get access?

How will you handle showings and inspections?

What happens if something goes wrong at the house?

Who will actually manage my listing?

You are trusting someone to represent both you and a property you may not be able to see regularly.

You should feel confident that you'll know what is happening.

Selling Remotely Doesn't Mean Giving Up Control

You don't need to be physically present to remain involved in your sale.

You should still understand:

  • The pricing strategy
  • The marketing plan
  • Showing activity
  • Buyer feedback
  • Changes in the competition
  • Every offer
  • Inspection negotiations
  • Contract deadlines
  • Closing progress

My goal is to give you the information you need to make decisions while handling as much of the local coordination as reasonably possible.

You remain in control of the important decisions.

Thinking About Selling Your Orlando Property From Out of State?

You don't need to fly to Florida before we have our first conversation.

We can start by discussing the property, where you're located, its current condition, your goals and your preferred timeline.

From there, I can help you understand what the property may be worth, what preparation I recommend and what selling it remotely could look like.

I work with buyers and sellers throughout Orlando, Ocoee, Winter Garden, Windermere and Central Florida, including resale, luxury, new construction and relocation.

If you own a Central Florida property and are considering selling from another state, contact me and let's talk about your options.

Frequently Asked Questions

Can I sell my Orlando home while living in another state?

Yes. Many parts of a Florida real estate transaction can be handled remotely. Your Realtor can coordinate the local property-related portions of the sale while documents and decisions can often be handled electronically or by phone. For a step-by-step overview, read Selling an Orlando Home From Out of State.

Do I need to travel to Florida to list my house?

Not necessarily. Your Realtor can evaluate the property locally and communicate with you remotely about pricing, preparation and marketing. The exact needs will depend on the property and your situation.

Do I need to return to Orlando for closing?

Often, no. Many sellers close remotely. The title or closing company handling your transaction will explain the signing, notarization and identification requirements that apply to your particular sale.

Who handles repairs if I'm selling my Florida home from another state?

Your Realtor can help identify local service providers and coordinate access when appropriate. You should still approve any work and costs before they are performed.

Can I sell a vacant Orlando home from out of state?

Yes. Vacant properties can be sold remotely, but you should have a plan for utilities, maintenance, property access, insurance and monitoring the home's condition while it is listed.

How do I choose an Orlando Realtor if I live out of state?

Look for an experienced local agent with a clear communication plan, knowledge of your property's market, a specific marketing strategy and experience coordinating the steps that must happen locally. Ask who will handle access, vendors, inspections, showings and unexpected issues at the property.

Can I sell an inherited Orlando house if I live outside Florida?

Often, yes, but inherited properties can involve probate, title or estate issues. An attorney or title professional can advise you about legal authority to sell. Your Realtor can help with the real estate portion once the ownership and authority to sell are established.

Can my Orlando Realtor help if I'm also buying another home?

Yes. If your next purchase is in Central Florida, the same Realtor may be able to help coordinate both transactions. If you're buying outside the area, your Orlando Realtor can still help you think through the timing of your sale and how it relates to your next purchase.

Should I make repairs before selling my Orlando property?

Not automatically. Whether repairs make sense depends on the home's condition, local competition, buyer expectations, your timeline and the likely return on the money spent. Review the options before committing to improvements.
